As of writing this post , we are in the Middle of 2013 and coming to the end of a video blog about the building of a six bed luxury villa. For your curiosity you can find the earlier post here with also sorts of links and my attempt to capture the process with video. . Please don’t ask me why! As I am not sure myself. Although as an enthusiastic amateur videographer, have really enjoyed it. So for sure, will do it again.
We understand the golf course has closed for some reason that I feel best not to go into as the details are not clear. However this doesn’t seem to have affected the interest in the development. I have tried on many occasions, to capture nice clean sound at the entrance and I have to say its very difficult due to all the coming and goings. So there are people looking . Bad timing , I guess?
Monte Mayor has great potential and I urge you to take a visit and judge for yourself the future that is possible

Marbella long term rentals
If your planning to relocate to the Marbella area to live, work, or try out then there will be some living requirements that you might consider. Generally speaking one rarely moves to far from the initial location. What this mean is, if you try Elviria first its unlikely you will try Estepona next. So, as an example, if your planning your children’s entrance into one of the better public schools it kind of makes sense to explore living nearby first.
On a new build , double check there is adequate funds in the system so the lifts are working. It happens and its frustrating.
Also remember that some penthouses can suffer some form of damp in winter. Its quite common, in fact, I think due to build quality, and the sheer quantity of rain when the heavens finally open. Normally a quick wipe with a sponge will take care of the problem.There is always a solution but if you have only spent the summer here on holiday then you will find the winter quite different. A lot of people prefer it. Like us , we live in a bustling development above Marbella where local people live. So there is no quite season, or so it feels. This will be quite different on a slightly further out development , even on the golf course developments. Where you could have occupancy as low as 15% in some months. Having said that this could be what you’re looking for.

Marbella long term rentals
We have found over the last few years with our Marbella long term rentals side of the business that many people have important questions that need answering.
Not every agency works the same way. The thing is, it works well for us and ultimately our owners and tenants.
Below is a selection of answers to the standard questions, but please feel free to contact us anyway, and we will be very happy to have a talk with you to explain in greater detail
Long term rentals terms rentals questions and answers
CMH properties , will market the property with all the up to date marketing techniques available today .To do this properly we need our own marketing content ,so as not to infringe on any intellectual rites of outside commercial content provides
- Our proposed tenants will need to fill references from their current landlord and present employment. If retired, proof of incomes
- We prefer to work with local Spanish professionals as in the system. Who have work contract and can provide references from at least the prior Landlord and present employer.
- We use a Spanish contract drawn up by a local lawyer
- We provide an item by item inventory backed up with photos that the tenant needs to sign.
- We suggest a rental period of 11 months
- We like to be able to enter the property every six months to check no infringement of the contract
- The tenant pays the owner directly by direct debit
- Standard money asked for in this market is 1 months deposit with 1 month rent
- The owner pays the community fee , bins , IBI
- The tenant pays the Electricity and we advise this be put in the tenant’s name. Water is very expensive to change over, so advise for reimbursement
- The first month we are happy to help with any snags that arise with any breakdown of household utilities included in our fee
- After the first month there is a call out charge of 45 Euros for the first hour and 35 Euros after
- Our commission is the first months deposit due on the signing of the contract
- We are on hand to help with any problems should they arise throughout the tenancy up to the exit for a fee (please see 12) for clarity
- Should both the owner and the tenant wish to continue the contract we can renovate? Our fee for contractual renovation is equal to the full month
- Exit and cross reference of the inventory is included in first months fee
- Two sets of Keys with 1 garage fob is best to be provided. Garage space and the use of storage needs to be clearly stated
- No Smoking rule ( Clearly stated)
- Pets Yes/No ( Clearly stated)
- Tenants too have their own content insurance clearly stated
Viewings are normally last minute and in unsociable hours so we do need keys
Rent to buy an apartment in Marbella is an opportunity that has been put together buy an an owner of ours. This sunny apartment in question is of the Andalucian type, situated on one of the classic developments of the late 1970′s to mid 80′s. It has 2 bedroom and 2 bathrooms with a split level main room. The apartment has a new kitchen, windows and some doors. As for the views, they are overlooking the pool then leading the eye into the mediterranean and beyond.

The apartment is on the first floor with no lift , so please keep this in mind.
